FAQ

Straight answers to common questions

Do you charge any fees or commissions?

No. There’s no commission and no fee to get an offer. We also pay the closing costs, so the number we offer is very close to what you walk away with, before paying off any loans on the house.

How do you figure out your offer?

We look at what the house would sell for in good shape, based on recent sales nearby, then subtract the repairs it needs and our costs to own and resell it. We show you the math.

How fast can you close?

In as little as 7 days once title is clear. If you need more time to move, pick a later date. It’s your call.

Do I need to clean or fix anything?

No. Sell it as-is. Take what you want and leave the rest, and we’ll handle it.

Am I obligated if I ask for an offer?

Not at all. You can say no, take time to think, or compare it with listing. There’s no pressure from us.

Can I sell if the house has tenants?

Yes. We buy rentals with tenants in place and honor their current lease.

What if the house is in probate or has liens?

We buy homes in probate and trusts, and homes with tax liens, code violations or title issues. We work with the title company and your attorney to sort it out.

Do I need to list my house or hire an agent?

No. We make you a cash offer. There’s no listing, no agent to hire and no commission.

What if I owe more than the house is worth?

Call us anyway. We’ll look at the numbers with you honestly. Sometimes a cash sale still works, and sometimes another option, like a short sale approved by your lender, is the better path. We’ll tell you which.

Is this legit?

Yes. Every sale closes through a licensed title or escrow company, so the money is handled by a neutral third party, not by us. Nothing is final until you sign a written purchase agreement, and you’re welcome to have your own attorney or advisor review it first.

Do you buy outside Northern California?

Often, yes. We look at houses in other areas too, and we work with trusted buyer partners in places where we’re not the best fit. Tell us where the property is and we’ll let you know.

What kinds of properties do you buy?

All types. Houses, condos, townhomes, duplexes, multi-units, mobile and manufactured homes, land and commercial property. If you’re not sure, ask.

Can I stay in the house after closing?

Often, yes. Short stays after closing can be written into the agreement. Just ask.
